Enjoy comfort and privacy in a unique location. The Varštat apartments are intended for a small group of owners and their guests, just fifteen apartments in total. There are nine two-room and six three-room apartments. There is also a penthouse. There is parking under and in front of the building, storage units for your seasonal equipment and a ski room. All the common areas are protected and can only be accessed by owners using the SMART system. There is also a large garage for quad bikes, or other uses agreed by the owners. We have a defined standard for how apartments will be furnished, with the option to order higher quality or even a fully furnished apartment. Heating is installed under the floor and the cooling uses fan coils. Set the temperature with your phone. Opportunities like this do not come along so often. Treat yourself, you deserve it.
Enchanting Donovaly
As the advertisements say: “Slovakia what a surprise”. In an unofficial competition for the most charming communities in Slovakia, Donovaly has much to offer in both history and natural beauties. Many people just pass through to cross the mountains but for those who stop and notice its charms, it will always be a special place. A place that revitalises your energy. Spring and autumn hikes, bike trails, winter skiing. The endless power of two mountain ranges – Veľká Fatra and Nízke Tatry. A place uncommonly rich in nature’s bounty. But Donovaly also has plans for the future such as a hall where people will be able to ski all year round. It is just twenty minutes from Banská Bystrica or two and a half hours from Bratislava.

The building has been designed to offer apartments of superior quality. Every detail reflects the focus on quality, aesthetics and timeless values. Heating and cooling with heat pumps will guarantee you comfort all year round. French windows, tiled and viny or wooden flooring, a ventilated facade with wood-effect aluminium cladding – every element of the interior and exterior reflects the taste of those who accept no compromises. The building will also have an elevator.
Varštat
According to historical records, this was a site where wooden gutters were made for an aqueduct that supplied water to drive mining machines at Špania Dolina. Construction began at the beginning of the 16th century and it was gradually extended until it reached the northern slopes of Prašivá (Pustá dolina) in 1764. The aqueduct was shut down in 1906 and it no longer exists. The word Varštat means a craft worker’s work bench. A place to have fresh ideas and bring them to life. We envisaged the apartments as places where owners can both relax and work efficiently.
Sunrise
The apartments are oriented to let you watch the sun rising over the Nízke Tatry Mountains. This also inspired the inclusion of the symbol of the rising sun, a traditional element of folk Slovak architecture, in the gables of the building. The sun that awakens all life, giving it energy and power. Every apartment will have outstanding views towards the Korytnická Valley and the peaks on the ridge of Nízke Tatry. Veľká and Malá Chochuľa, Prašivá, Kozí chrbát. These peaks will enchant you every time you look out of the tall French windows.
Convenience for apartment owners
The apartments are designed to meet current demands in home comfort, convenience and smart solutions. The smart solutions installed in the building enable apartment owners to use an app on their smartphones to access the building and to share or block access for others. There is an elevator to each floor. There will be real-time information on the consumption of shared utilities. The building will be heated with an air-to-water heat pump. The building will have a recharging station for electric vehicles. CCTV will monitor the area around the building and the common areas. The SMART system will also give you access to the garage, the waste disposal area, the ski room and the storage units. Within the apartment, you will enjoy the feeling of underfloor heating that is fully adjustable according to your needs. Cooling is handled by modern, energy-efficient fan coils, which can also be used to quickly heat a room. All this can also be controlled remotely using a smartphone app. Every apartment will have optical internet.

About the developer
Orquesta Asset Donovaly, a.s. is part of the Orquesta group. The group has established a successful position in the energy sector and has recently expanded into the planning and construction of real estate developments, especially in Slovakia, but also abroad.
